Commercial vinyl floors in high-traffic areas typically need strip and seal every 12 months. Residential vinyl generally lasts 2–3 years. Signs it's time: yellowing, flaking or peeling of the existing coat, or persistent dullness that mopping no longer fixes.
Re-sealing applies fresh sealer over the existing coat — only appropriate if the existing sealer is still well-bonded. Strip and seal completely removes the old coating first, giving the new sealer a clean bare surface to bond to. Strip and seal is necessary when coatings are peeling, yellowing or have multiple old layers built up on vinyl.
